A Market Analysis, sometimes called a CMA, is prepared by comparing your home to similar homes that have been on the market recently. We will include not only active and sold listings, but also listings that have been withdrawn and expired. This will give you a comprehensive and thorough view of the market rather than a select, biased sample.
What is an automatic value estimate?
Trulia, Zillow and numerous other websites calculate an automatic “value estimate" of your home using an algorithm that is based on information in the public record and on the local multiple listing service.
Are automatic value estimates accurate?
Our area boasts such a wealth of housing diversity that an algorithm could never capture the true value of a property. Determining the actual market value of your home requires a careful analysis of many aspects including: location, size, property type, and condition - none of which are part of the algorithms used by automatic value estimates.
