We will meet at your convenience to talk about your move. We will tour your home with three goals in mind:

  • Obtaining detailed information about your property that we will use in completing a comprehensive market analysis to determine the value of your home
  • Helping you note any repairs or improvements that could significantly impact the value of your home, and the timeframe in which they can be accomplished
  • Noting décor and furnishings that we will use in completing a detailed recommendation for staging purposes

Market Analysis presentation

Together, we will review our findings regarding the value of your home on today’s market, and our suggestions as far as repairs and staging. We will also present you with a personalized marketing plan, customized to your home and your specifications. We have a broad range of experience with different homes and communities. We will highlight features of your home that we know will be most appealing to people looking to buy in your area.

Meeting Goals:

Marketing

We will take beautifully composed, high resolution photographs of your home with a professional camera, and write compelling copy to prepare a marketing brochure. Your home will appear on the multiple listing service (MLS), a tool used by all local firms. This ensures that your listing will be posted onto sites such as Realtor.com, Trulia, Zillow, and the many other MLS-based sites used by buyers!

As a small company we are flexible--we can and will use all means to get your home sold. Our listings have been featured in a variety of newspapers big and small, including The Swarthmorean, The Inquirer, The Philadelphia Gay News, The Delaware County Daily Times, Philadelphia Magazine, and more! Your listing will also be featured on the first page of our website and in our picture window in downtown Swarthmore, where many passersby will see it. We will hold broker tours, where local agents come to see new listings. We will also hold public open houses, but only if you want them. We know that marketing is not one-size-fits-all – we are flexible and adjust our marketing plans to suit the home and the owner.

Our small company is made up of an elite group of full-time local agents. When a buyer has reviewed your listing online many times and is finally ready to pick up the phone, we can assure you that the agent who answers that call will have seen the house and be ready to fuel that buyer’s interest with more information and enthusiasm about your unique property. Negotiating an Offer (or Offers)

When you receive an offer we will help you review it and understand the terms. If you receive more than one offer we will organize all offers to allow you to review and compare the terms, with your best interests in mind. We will assist you in completing a negotiation that protects your bottom line and allows you to obtain the maximum value from your home.

Inspections

We will help you negotiate inspection issues that may arise to make sure that any foreseeable issues are taken care of. We will also help you coordinate any necessary repairs; our contacts in the trades are yours to assist you in providing needed estimates. We will help you plan these repairs so they are all taken care of before the sale of your home.

Settlement

We will accompany you to settlement and review the documents with you, answering any questions you might have. Our favorite moment will be shaking your hand and giving you the check!
